Important update on Harbor Beach Property Homeowners
Association, Inc. Restrictive Covenants and HBI Security Coverage
POSITIVE ENERGY WITHIN HARBOR BEACH
There is a lot of passion for making Harbor Beach, already the best neighborhood in
Broward County, even better.
There is increased support for the equitable sharing of expenses – both through
increasing participation of both HBPHOA and HBI Security and/or enacting
structured pricing to include those not currently covered today.
Neighborhood reception to the enhanced security of FLPD patrol paired with private
duty enacted in October has been enthusiastic. The result of that collaboration
is auto theft in Harbor Beach is at an all-time low. However, based on voluntary
President
contributions, HBI will not be able to continue to provide such coverage without
Annette Ross
reinstating the Covenants.
Vice Presidents All the above is supported by the efforts to get our Covenants passed and to show
what our neighborhood could be. It is the best long-term solution to provide the level

barrys@harborbeach.org of services we all believe our neighborhood desires.

Michael Rinzler
michaelr@harborbeach.org Our Covenant reinstatement process has started, albeit with confusion on the
intention. The HBPHOA and HBI organizations within Harbor Beach have
Treasurer complimentary focus. They are both organizations that are fully controlled by
Ann Cadwalader member annual votes on directors and budgets. The Boards’ roles are to deliver
annc@harborbeach.org structured options subject to receipt of voluntary contributions from its members to
execute those plans for the year. The power will always remain with the members.
Secretary Passing Covenants will allow HBPHOA to have the expenses of HBPHOA equitably
Trish Bailey-Entin spread across our neighborhood, expand member approved services and projects,
trishbe@harborbeach.org FLPD/private security with a consistent funding source to eliminate the short-term
planning that occurs every year due to unknown voluntary contributions.
Board Members
Mike Byrne THE CURRENT SITUATION
mikeb@harborbeach.org
Due to the organizations being funded on received payments, any shortage
Tim Stocksdale
tims@harborbeach.org of funding threatens services provided. Both HBPHOA and HBI had record low
Jake Wurzak participation in the first quarter and thus far is continuing into the second quarter
jakew@harborbeach.org as well. Services such as security, landscaping, and various smaller elements that
everyone appreciates will need to be reduced. However, YOU have the power to
Current Alternate stop this from happening. If you have not already done so, remit your contribution to
Pat Riley the HBPHOA and HBI invoices that were sent in December and March today to stop
patr@harborbeach.org any loss of services.
While many members would like to hide under the belief that they don’t need to
participate but do enjoy the benefits has created a funding shortfall that may just
allow everyone to see what our neighborhood will look like without the programs.
